Once you have those documents, you can go online and get a business license for each of the properties you own. Many landlords are unaware of these regulations and may not be able to open their properties until all the paperwork is complete.
Once you have the necessary licenses and permits, you will have to start looking for tenants. Many landlords advertise property on Craigslist or other classified sites. There are also websites on the Internet that allow you to advertise and view property available to rent. If you are interested in any of these properties, you should call the landlord to see if they are accepting new tenants. and check with the state licensing board to make sure that you are allowed to rent the property.
Some landlords do not accept tenants directly on the Internet. Instead, they will post advertisements and wait for prospective tenants to contact them. This is especially true if the property is large or if they are advertising their properties on a limited basis.
You will want to list your property with as often as possible so that you can update your listings to reflect the most recent information and attract new tenants. Even if you rent the property on a full-time basis, you may have some turnover, especially during the summer months when school starts and students are taking summer vacation.
