There are lots of rural-turned-suburban areas throughout Riverside County; so what makes Eastvale different? For one, it’s no longer just an unincorporated area, but a bonafide city! Incorporated in 2010, Eastvale is now a legitimate town in northwestern Riverside County, with boundaries extending from Hellman Avenue to the West (the San Bernardino County Line), Bellgrave Avenue to the North (also the San Bernardino County Line), the Santa Ana River and Norco to the South, and Interstate 15 to the East. Eastvale is served by the Corona-Norco Unified School District. There are 47 schools in operation: 32 elementary schools, 7 intermediate schools, and 8 high schools. It is the largest school district in Riverside County.
With a population of just over 53,000, Eastvale is not too big, but nor is it too small. This makes it great for those who want a mid-sized city to call home. It’s also great for commuters, as the Los Angeles County line is approximately 8 miles northwest of Eastvale, and the Orange County line is approximately 5 miles to the southwest. The proximity of these two heavily commercialized counties, and the fact that Eastvale is roughly squared between Interstate 15 and California State Routes 91, 60, and 71, has made it very popular for those employed in inland Orange and LA Counties; in fact, that may account for a large part of the city’s growth!
What else accounts for the growth? Clearly, the housing boom. As stated, Eastvale was once a rural area, with numerous dairy farms and agricultural properties prior to the early 2000s. To accommodate the influx of homebuyers from neighboring counties, much of Riverside County expanded in population – and Eastvale was no exception. Was it hit hard after the bust? Yes, but that means lots of properties are available at affordable prices now. It’s lemons into lemonade for those seeking Eastvale homes.
