Digg-style FAQ page 1. What areas do you cover?

We manage residential rental properties throughout the greater "Inland Empire", from Temecula, up to Chino Hills and Rancho Cucamonga, then all the way over to Palm Springs. 2. How much can I rent my home for?
Rent prices are largely market driven and are controlled by many factors. The interior and exterior condition of a home are the foremost concern in determining your potential rent price. Other factors like upgrades, amenities, incentives, location, community, even how other homes on the street look, all have an effect in controlling your rent. Also, market conditions, like the availablity and supply of other rental homes will help or hurt your rent prices. We are happy to preview your home and assess it's potential market performance and will give you any opinion or suggestion for how to obtain the best rent price possible in the current market.


3. How long does it take to find a renter?
Rental timeframes are often directly related to the rent price and the condition of the property. If the rent is set properly and the home is in good condition, the average time on the market can be between 2 to 4 weeks. Stategy and preparation make a big difference, but there is always a little "luck" factor that plays in too. We are always happy to come take a look at your home in person, to give you ideas and recommendations for how to improve the home's market performance.


4. How do you advertise my home for rent?
Beeline is definitely an industry leader in marketing and advertising homes for rent. With 97% of all renters searching for homes online, having a superior internet presence is an absolute necessity when it comes to reaching the largest number of renters possible. With advertising, Beeline is not afraid to "Go Big". We have extensive experience in just about every form of rental advertising available and have developed a superior combination of free and paid online websites, freeway billboards, and listings in virtually every neighborhood in the Temescal Valley to create a marketing powerhouse that can not be beat. Using our online ad partners, we syndicate your listing to up to 200 different real estate and rental websites and directories. Ads are also place ads on our company website, which has extremely high internet visibility, producing an average of 10,000 hits per month. Quite simply, no local property management competitor can compete with the marketing program that Beeline offers.


5. I want to rent my home... Can you advertise my home before I've moved out?
The best way to show a home for rent is clean and vacant. Aside from that, if you home "shows like a model" it can be very helpful in getting the home rented, but this is still a "second best" option. Yes, the home can be advertised while the owner is still living in the home but it's generally best to show the home empty and clean.


6. How do you qualify tenants and what do you screen for?
We screen rental applicants in a standardized fashion, just the same as most professional property managers would do. We check and verify the history and references on all adult applicants. Applicants are screened for rental history, credit history, employment status, court judgments including bankruptices and evictions, and criminal history. We are screening to find tenants who will honor the terms of their lease, pay the rent on time, and take care of your home.


7. Will you find a renter for me if I want to manage my own home?
We do offer tenant placement separate from management, if so requested. Please contact one of our property managers for details.


8. Do you regularly inspect my home?
We do our very best to keep an eye on your property and to visually inspect it whenever possible. Laws can be restrictive for some types of interior inspections, but we do offer two options for interior inspections. We are able to schedule one annual "interior survey", which is a brief visual inspection of the property, or optionally, we offer Professional Preventative Maintenance Inspections (PMI) to be conducted annually by a certified professional home inspector, to perform a thorough and detailed written/photo inspection of the home in an attempt to remedy small problems before they become big ones. In any case, we are frequently able to enter the home one to two times per year.


9. Who holds the tenant's security deposit?
Security deposits will generally be held in a non-interest bearing trust account by Beeline Property Management. Security deposits are held in the brokerage account until the lease is terminated and funds are either released to the owner or refunded to the tenant in accordance with the terms of the lease and applicable federal and state laws.


10. What happens if my renter is late making rent payments?
Rents are due on the first and late on the third. If rents have not been received after the fifth calendar day of the month, we start making phone calls and sending email reminders. If rents have not been received by the 15th of the month, we step up our attempts to reach the tenant by mailing official warning letters and/or "3 Day Pay or Quit" notices. If rents have not been received by the 20th, we will discuss eviction and other options with you.


11. When do I receive my rent check?
Based receiving the Tenant's timely rent payment, owners should expect to receive their checks around the middle of each month. That usually means somewhere between the 12th and the 17th, notwithstanding delays in delivery caused by holiday bank or post office closures and/or weekends. In some cases, we may be able to pay you a few days early, but in other cases, where maybe a weekend or a holiday gets in the way, there may be an additional delay of a one or two days. We work hard to do all of your property accounting, pay the bills, and send you your check as soon as possible. To help speed things up, Beeline also offers "direct deposit", or "ACH" payments that go right into your bank account. Direct deposit payments can still take 1 to 2 business days to clear your bank from the time we pay out, but direct deposit is frequently faster and more reliable than waiting for a paper check in the mail. 12. Do you handle evictions?
Yes, we do manage the eviction for you, but the eviction will be handled by a local eviction attorney. We are able to coordinate your eviction at no additional cost. Typical eviction fees can range between $600-$1200.


13. I have a rental home currently occupied by a tenant... will you take it over?
Yes, we will take over your existing tenant and rental. We charge a one-time account setup fee of $100 to take over your existing lease agreement.


14. I have a rental home with a problem tenant... will you take it over?
Yes, but the most likely solution may be an eviction. If you have a problem tenant, simply hiring on a property manager is not likely to change things very much. Sometimes tenants can be "shaped up" by a property manager, but it doesn't work in every case. Of course, we are happy to try!


15. I want to buy an investment property... will you help me?
Of course! We work with lots of investors and home buyers who are looking for income producing rental properties. We are happy to look at homes with you and perform cash flow calculations so you know ahead of time how your investment will perform in the rental market.


16. I need some help repairing or rehabbing my home... will you help me?
Yes. We are constantly rehabbing and repairing homes for rent. It's almost a daily function of our business. We are happy to assist you in the rehab and improvement of any property you purchase or rent with us.


17. What kind of Insurance should I get for my rental home?
A standard structural policy may be sufficient, but you should consult your qualified insurance agent for specific information. Beeline Realty and Property Management must be named as an "additional insured" on the policy.


18. I own a rental home that has lost value. How long will it take for my home to recover the equity I've lost in my home?
Numbers like this can vary widely from one property to the next and is largely based on the amount owed on the home, the mortgage payment and annual ownership costs like property taxes, HOA, etc, and the rent that you are able to earn. In some cases, if the home has lost more than $150,000 in value, it is very realistic to assume that it may take 10+ years for a home to recover its equity losses. The answer to this question is specific to your situation, but can range anywhere from 5 to 15 years. We are happy to take a look at your situation and give you an estimate on how long it will take for your home to recover its value.


19. What are your credentials/qualifications?
Our property managers are all members of the National Association of Residential Property Managers. Our Broker, Christian, has been actively employed in real estate full time since 2004. As a top- producing sales agent with a national brokerage, Christian left the big name firm to open Beeline Realty & Property Management as a full time property manager and real estate broker. Christian has also earned the designation GRI, or Graduate Realtor Institute, an advanced professional development designation through the National Association of Realtors. All Beeline Property Managers are licensed Realtors and are members of the National Association of Realtors (NAR), California Association of Realtors (CAR), Southwest Riverside County Association of Realtors (SRCAR), and the National Association of Residential Property Managers (NARPM).


20. Do you have references?

21. Are you insured?
Absolutely! We carry standard brokerage Errors & Omissions insurance as well as a General Commercial Liability insurance policy. We also carry legal insurance through a top ranked national law firm.
